W.B. Hopke Awarded Wet Utilities Work at the New Affordable Housing Development Project in Arlandria

Housing Alexandria, a non-profit group, is breaking ground on a new affordable housing development project in Arlandria, located at the intersection of Mount Vernon Avenue and Glebe Road. The project consists of two high-rise buildings to be named Sansé and Naja, and includes 474 new affordable units, 36,000 square feet of commercial space and a two-level underground parking garage to accommodate 379 cars.
All units will be for affordable housing development providing housing for up to 80% of the area median income. 105 units will be set aside as deeply affordable. Housing Alexandria plans to begin renting units in 2025 with move-ins scheduled for 2026.
The wet utilities work was awarded to W.B. Hopke in March of 2023 and includes sanitary, water and storm sewer work. Hopke is the subcontractor to general contractor Whiting-Turner for this project. Demolition of existing structures at the site is almost complete. Hopke project manager, David Steger, provided some initial details about the new affordable housing project award which is quite extensive and located in the heart of Arlandria.
“In early October, we began our work at the site. Hopke’s role is vitally important as we have the critical path on the project schedule, so before anyone else can get started with the actual excavation, construction and clearing for the pad site, Hopke has to remove and reroute the sanitary main that runs through the entire site. We will eventually install a new sanitary main at the edge of the site and install laterals to the new buildings and to an existing church. We must also cap off the existing water lines which will later be serviced and reconnected by another company,” said Mr. Steger.
For the storm portion of work, Hopke will remove the existing storm box culvert that crosses Mount Vernon Avenue and install a new box culvert system at the edge of the site. The new box culvert is unique in that it is installed in pieces by a crane. It consists of 75 pieces of 5′ x 3′ twin cell box culvert that will be placed side-by-side and joined together into one large culvert box system to control water and drainage. The storm sewers are of particular importance as there is a flooding issue in Arlandria, and the new storm sewer configuration will help improve the problem.
