New Four Seasons Private Residences Project Awarded to W.B. Hopke in Georgetown

What used to be the former federal utility site known as the Georgetown West Heating Plant, a building that has sat stagnant for years, in its hay day generated steam for neighborhood federal buildings. It was decommissioned and sold at auction in 2014. The building is now being transformed into a 300-million-dollar project called the Four Seasons Private Residences. The elite property which will include a landmark 70-unit private residence condominium for ownership and hospitality, is situated just north of the old coal yard. The coal yard will be transformed into a 1-acre public park.
The Four Season Private Residences will be located at 1051-1055 29th Street, NW, Washington, DC. The property will enhance the Potomac waterfront and provide new public amenities.
The wet utilities work which includes sanitary, storm and water was awarded to W.B. Hopke in March 2023 and is expected to be completed in 2024. Hopke will be a subcontractor to general contractor Walsh Construction, a Chicago based company with has offices in DC. Hopke’s work will include digging, installing, and connecting the sanitary, storm and water lines from the road to the new building.
Dillon McCoy, Hopke estimator, provided some specifics about the high-profile project in Georgetown stating, “This is a very cool project in that it is the redevelopment of the old heating plant. We have completed the submittal forms for the items we plan to use for the project and we have submitted some of the permits required for the work. We are waiting for the demolition phase for the old building. There will be lateral connections with the sanitary main from the road to the building that will include a 6-inch diameter main and 24 linear foot of pipe installed roughly 6 to 8 feet deep. The storm main is 10 inch in diameter, 10 linear feet at the road and another 260 linear feet to the building installed roughly 5 to 6 feet deep. The water main is approximately 10 inches in diameter, 25 linear feet of pipe at the road and another 25 linear feet to the building at depth of 4 to 5 feet.”
“There are no major challenges expected on this particular project,” explained Mr. McCoy. “The project in theory is pretty straight forward. There may be a short road closure when we install the water line outside the fence line, and we will be crossing 4 other utility lines. Also there may be some issues with old pipe or objects not marked on existing drawings, but the majority of work is within the fence line and should be easy to do. DC Water will check the existing lines and valves, replace what needs replacing and provide us with the green light to move ahead,” said Mr. McCoy.
