The Residences at Kenilworth – Senior Living Community by the Anacostia River Nears Completion

Almost 80% complete, The Residences at Kenilworth Park is an affordable assisted living community located at 1650 Kenilworth Avenue in Northeast DC. When complete, the 132,000 square foot location will serve the needs of District seniors aged 60 and older.

The five-story building overlooks beautiful open land adjacent to the Kenilworth Aquatic Gardens. The building will accommodate 155 affordable senior continuing care units. The amenities include a “general store,” kitchen, dining areas, outdoor terrace, gym, and library. The building provides 49 parking spaces including 19 surface parking spaces toward the front of the site. The building has a rooftop solar array and a “pedestrian boardwalk” to local parks and gardens.

W.B. Hopke has been working on the project since May of 2021 and should complete their work by December 2022. Hopke is the subcontractor to Anderson Company and provides expertise with sanitary sewer, water, and storm water.

The $951,042 project award included the installation of a 70-foot CP&P Stormwater Management Vault with a Contech Jellyfish requiring a crane set and took approximately two weeks to install. “It was a tricky installation because we had to deal with ground water, and this was for a deep structure. It required a dewatering pump as it was close to the Anacostia River, and the water would sometimes come in faster than we could pump it out,” said Paul Cloutier, Project Manager.

Another tricky endeavor was the installation of a grease trap, a sanitary pump station and a water meter vault. These were installed in high traffic areas and access to these areas were complicated by other trades and vendors. The installation required concrete mud mat and extra dewatering processes. The work onsite is substantially complete with the connections to the existing mains in the road as the final piece of the puzzle.

“To put it in perspective, because of infiltration from the Anacostia River, the water table was about 3 feet below the surface, and we had to install a sanitary pump, a Jellyfish treatment structure and a stormwater management vault as deep as 15 feet below grade. It takes experience, the right equipment, planning, and everyone working together as a team — and we have a great team,” said Paul.
